Why mold comes back

Mold is a water problem first.

The EPA puts it simply: the key to mold control is moisture control. Wet materials that dry within 24 to 48 hours usually don't grow mold. Ones that stay wet behind a wall, under a floor, or in a crawl space usually do. That's why a mold job that skips the leak, or skips drying, tends to fail.

This site helps you plan the job well: what's normal to see in a quote, what drives the cost, when testing is worth it, and what California law says if you rent.

The part people skip

Bleach on the surface isn't remediation.

The EPA doesn't recommend biocides like bleach as a routine part of mold cleanup, and notes that dead mold can still cause allergic reactions, so it has to be removed, not just killed. Real remediation contains the area, takes out what can't be cleaned, HEPA-cleans what stays, and dries everything before walls close up.

Walk through the six steps
  1. 01Find the waterLeak, condensation, or rain intrusion located and fixed
  2. 02ContainPlastic barriers and negative air keep spores in the work zone
  3. 03RemoveMoldy drywall, insulation, and carpet bagged and taken out
  4. 04CleanHEPA vacuuming and wiping of framing and hard surfaces
  5. 05DryMaterials dried before anything is closed up
  6. 06VerifyVisual check, moisture readings, and optional clearance testing
The order a sound mold job follows. Skip step one and the mold usually comes back; skip step six and you never really know it's gone.

What moves the price of a mold job

No two mold jobs are alike, so a fair number comes after someone inspects the space and maps the moisture. These factors move it most. For published local ranges, see mold removal cost in San Jose.

  • Size of the affected area. A patch under 10 sq ft is a very different job from mold across a whole wall cavity.
  • Where it is. Behind walls, under floors, in attics, crawl spaces, or ductwork means more access work and more material removed.
  • Containment needs. Larger jobs need plastic barriers, negative air machines, and decontamination steps that add time.
  • What has to come out. Porous materials like drywall, insulation, and carpet usually can't be cleaned and are removed instead.
  • The moisture fix. A plumbing repair, roof patch, or vapor barrier may be separate from the remediation itself.
  • Testing and rebuild. Pre-testing, clearance testing, and putting walls and floors back are often separate line items.

Questions worth asking every mold company

  1. Where is the moisture coming from, and who fixes it? Mold removal without a moisture fix usually fails.
  2. How will the work area be contained, and will negative air (HEPA air scrubbers) be used?
  3. Exactly which materials come out, and how are they bagged and removed from the house?
  4. Is post-remediation verification included, and who performs it? An independent tester avoids a conflict of interest.
  5. Does the quote include rebuild (drywall, paint, flooring), or is that separate?
  6. Do the technicians hold IICRC mold remediation training, and does the company follow the ANSI/IICRC S520 standard or EPA guidance?
